Dordogne Property Prices

A firm favourite with the British hence the French naming the department 'Little Britain.

The Dordogne’s popularity with overseas property investors makes it more expensive then other parts of France, such as the Limousin.

Direct flights into Bergerac have further reinforced this increase in property prices in the Dordogne.

To the north of the department, on the border with the Charente, the most reasonably priced properties can be found, whilst further into the heart of the Dordogne it becomes more expensive.

There are a few properties requiring renovation in the Dordogne but these are not as plentiful as in other areas of France.

On average a very basic barn can still be acquired for under €100,000. A 4 bed-roomed property with some land will set you back about €300,000 and will still require work doing to it.

You would be looking at a minimum of €500,000 for a chateau in addition to the high renovation costs.

The positive side to the Dordogne’s popularity is that property has great rental potential; either for short term lets during the summer or long term ones to include the winter.

Low Cost Property in the Dordogne Area

Since the prices have risen so far in the Dordogne, many British immigrants are buying in the nearby Limousin and Poitou-Charentes regions. The neighbouring Haute-Vienne, Correze, Charente and Charente-Maritime departments all offer similar properties at much lower prices without the problems the summer tourist influx can bring.

Access to the Dordogne

The area is easily accessible from the UK with flights going direct to Bergerac’s Roumanieres Airport and Limoges Airport, catered for by Ryanair and flybe. Alternatively fly to Bordeaux with British Airways, flybe, bmibaby, Aer Lingus and easyJet.

The super fast TGV train runs directly from Paris to Perigueux and Bordeaux.

The many ports of entry to France and its exceptional road infrastructure make travelling by ferry one of the most common choices, with an overnight stop at one of the "cheap" motels such as B&B or Formule 1 en-route. Both the RAC and AA have good route planners available on line.
